Homeowner Dues

Dues are $181.00 per month. Dues are charged and due on the first day of each month. If you need a statement emailed to you each month, please request it using the Contact form below.

Late Fee

A late fee of $20.00 is charged each month on the last day of the month for unpaid balances.

Parking

All Owners and Occupants of MacGregor Place must properly display an assigned, numbered decal in the lower right corner of the front windshield on all vehicles to be regularly parked on the property. Please contact Your Home Triad Property Management for a lost, stolen, damaged, or replacement decal using the Contact form below.

Water Service

All units in the same building share a master water meter. Water is included in the HOA dues and all of the water bills are in the name of and paid by the HOA.

Insurance Coverage

The Association is a condominium community. The Association carries the Master Insurance Policy which maintains fire and extended insurance coverage for all buildings, common areas, and amenities as well as general liability and Directors & Officers (D&O) coverage. It is recommended that homeowners carry an HO-6 policy, which provides coverage for personal property, personal liability, and building coverage.

Maintenance Requests

Please note that all maintenance requests MUST be submitted to our office in writing. Requests can be submitted online using the Contact form below, in your payment portal, or written and mailed to our office. For emergencies (roof leaks / water leaks) please contact our office at 336-298-8289 Ext 6.

Trash Collection

Trash collection is performed by Republic Waste. The gates for the dumpster MUST be kept closed at all times. After depositing any trash, please close the gates behind you. For any trash left outside the dumpster or in any common area, owners will be charged a $25 trash removal fee. This fee is non-negotiable. Large or bulk items should be left at the street for the City of Greensboro to remove- please click this link for more information on bulk item removal. Please help keep our community beautiful by always putting trash inside the dumpsters!

Architectural Control

Any changes or modifications to the exterior of your condo must receive prior approval from the Association – please submit a request using the Contact form below. Please allow 30 days for the approval process.

RIGHT TO INITIATE MEDIATION

Pursuant to N.C.G.S. § 7A-38.3F, members may initiate mediation to try to resolve a dispute with the association; however, the association may decline mediation. Any costs of mediation, including the mediator’s fees, shall be shared equally by the parties. (NOTE: Disputes related solely to a member’s failure to pay an association assessment in a timely manner or any fines or fees associated with the levying or collection of an association assessment are not covered by the mediation statute.)


All changes to the outside of your home must have architectural approval. Requests can be made using the Contact form and must be submitted for approval prior to any work being done.

In most cases, the answer is YES. Please contact the City of Greensboro for information regarding permits and how to obtain them. Even if you obtain a permit from the City, you still are required to get prior written approval from the HOA.

Payment options include: automatic draft, check, online bill pay service, or through your portal. Drafts are typically done on the 5th day of each month or quarter.

Condo unit owners own the inside of their units. Townhouse owners own the complete unit, including exterior surfaces and the land on which the unit is built.

Owners are responsible for maintaining the interior of their units; and townhouse owners may also be required to maintain their doors, windows, and the crawl space under their units. The homeowners’ association is typically responsible for maintaining all common areas and the exterior of the buildings. Please click here to check the list of owner/association responsibilities.

Yes. The common expenses of your association include grounds’ upkeep, building maintenance, insurance premiums, property taxes, and management fees. When these expenses go up, the cost is usually passed on to the property owners in the form of increased dues and assessments. The legal authority to increase dues and to assess homeowners should be set forth in the governing documents for your association.

No. All owners must pay their share of common expenses.

An Owner or the association may seek relief in court against another owner who violates the association’s covenants, bylaws, rules, or regulations. In addition, owners may be subject to fines imposed by the association in accordance with the Planned Community Act or the Condominium Act. These Acts give associations fining authority over the owners.
